Know the Importance of Routine Roof Inspections

Modern commercial roofs are designed to provide low maintenance, durable protection against the elements.  But while they typically can last 10 years or more with minimal intervention, it is always a good idea to perform routine inspections.  Out of sight, out of mind may be the typical approach until things go wrong but catching problems early saves time, money, and aggravation down the road.  Often the first indication of trouble is a significant leak that damages property, but there are more subtle warning signs to look for when inspecting your roof.

A good rule of thumb is to perform a visual roof inspection at least twice a year, but also immediately following severe weather events that may have exposed the building exterior to heavy precipitation, hail, high winds, and damaging debris.  Signs of roof damage to look for include the following:

  • Missing sections of roofing material
  • Blisters or bubbles forming under roofing material, indicating potential water penetration
  • Standing pools of water, possibly indicating drainage issues
  • Mold, mildew, and moss, indicating excess moisture buildup
  • Cracks, blistering, peeling, and curling of roof membrane materials
